Patrick B. Strader is Chief Executive Officer and General Counsel of Starpointe Ventures, where he has built a reputation as one of California's foremost experts in complex land use entitlement. With over two decades of experience spanning law, brokerage, and investment, Patrick is regularly called upon to navigate the state's most challenging and high-profile development approvals.

His entitlement work speaks for itself. Patrick led the Great Park Neighborhoods entitlement process for more than 15 years, shepherding over 10,000 residential units on a 5,000-acre former military base — one of the largest and most complex master-planned communities in California. He secured approval of the Westminster Mall Specific Plan, delivering over 3,000 units across 100 acres on the site of a former regional mall, and the Related Bristol Specific Plan, entitling over 3,700 units in Santa Ana. He has also overseen approvals for over 8,000 residential units in the Irvine Business Complex, along with General Plan Amendments, Zone Changes, Conditional Use Permits, Master Plans, Tentative Tract Maps, EIRs, and Affordable Housing Plans throughout Orange County and beyond.

As a land broker, Patrick has been principal to billions of dollars in land transactions, advising buyers and sellers on some of Southern California's most consequential deals. He brings to each transaction the rare combination of legal acumen, entitlement expertise, and market insight that only comes from operating at the intersection of all three disciplines.

Patrick is also an active investor. He recently acquired a 10-acre site in Irvine, which he is currently entitling for sale to a homebuilder — a project that reflects his hands-on approach to identifying value and driving it through the regulatory process.

Patrick holds a B.S. in Political Science from UCLA and a J.D. with a certificate in High Technology Law from Santa Clara University School of Law. Before his legal career, he worked as a commercial construction superintendent, an asset manager at a large multifamily complex, and a leasing associate at a major Los Angeles retail brokerage.

A longtime civic leader, Patrick is a founding Board Member of the Irvine Community Land Trust, which has delivered 475 units of permanent affordable housing across five completed communities in Irvine. He also served on the Boards of the Irvine Chamber of Commerce, the Irvine Valley College Foundation, the Irvine Children's Fund, and the Building Industry Association. He was named a National Emerging Leader in Real Estate by NAIOP in 2006 and was selected as one of OC Metro Magazine's "40 Under 40" in 2012. He has lectured on entitlement at the Irvine Chamber of Commerce, NAIOP, and UCI Merage Graduate School of Management, where he served as a Lecturer for eight years.
